When we started looking for a house, we told Sean all of our requirements, and it seemed like it would be impossible to find the house we wanted in our price range, but Sean made it happen. One day Sean called us up to look at a house we had no plans to even look at - but it ended up being perfect. He suggested we put in an offer well below the asking price, but still high enough for the seller to accept and it worked! We got the house with no negotiation.
